For many years prospective Pasadena homebuyers had little choice in what homes to pick to purchase. It seems like all the best homes disappeared from the market within days for the listing price or in many cases tens of thousands of dollars more than the listing price.

Today’s Pasadena real estate market is a very different place than just a year or two ago. Today homebuyers have a selection of homes to pick from at prices not seen in quite a few years.

It is very unfortunate many of the homes being sold today are being sold by Pasadena sellers who bought more house than they could afford. Needless to say if a home owner is struggling to pay their credit card bills (most minimum payments have doubled from 2% of the total balance per month to 4% of the total balance per month) at the same time monthly mortgage payments have been going up as interest rates are rising.

Thus home inspectors are finding many more homes less maintained than they were in the past. Homebuyers are cautioned to keep this in mind when searching for a home.

Many shows on TV show how easy it is or was to purchase a home, make a few quick and cheap cosmetic improvements and to sell it for a profit. It is very unfortunate many who have tried to do this (especially lately) have not done it well at all and are now trying to pass their misfortune onto unwary homebuyers.

Homebuyers are advised to make sure they check all of the following items carefully. If any of these problems occur after the purchase of the home, the problems come with the home and they are now the YOURS (without costly litigation).

Those who wish to know what they should expect a home inspector to do during a home inspection can refer to some of these elements:

Exterior

-Check the operation of the windows and screens?

-Has water been stopped from accumulating near the building?

-Check doors, decks, siding, windows & fences for damage / deterioration?

-Are there any signs of water infiltration from the roof, siding or windows?

-Are there any signs of gutter or downspout problems?

-Are the downspouts discharging water away from the foundation?

-Has the soil around the home been pitched away from the foundation?

Interior

-Have all the areas listed in the home inspection report as inaccessible or not traversed been accessed and professionally inspected to determine if defects exist?

-Do the garage doors and their openers function?

-Were the reversing devices for the garage door openers tested?

-Did you find out why any stains or cracks on any of the walls or ceilings that have become larger or have appeared since the time of the home inspection?

-Have all cracked windows or mirrors been repaired?

-Have all the clouded double pane windows been replaced?

-Are all the permanently installed fixtures or appliances been in place and in good condition?

-Are there any signs of birds, rodents or animals?

-Has any damage to damage to the walls, floor or ceilings been repaired?

Plumbing

-Do the plumbing fixture faucets leak or drip?

-Are the plumbing fixtures chipped or damaged?

-Was water for a time through all plumbing fixtures and check for leakage?

Electrical

Are all the light fixtures in place?

-Do the light fixtures, switches and receptacles all function?

-Does the door bell work?

Heating and Cooling

-Do the thermostat, heating and cooling systems function?

-Did all the radiators or convectors get warm in a reasonable amount of time?

Kitchen

-Do all the appliances function properly?

-Are the counter tops or cabinets damaged?

-Do the cabinets and drawers operate?

Visual tricks are a very important tool of interior design. Colors, light, furniture and decorative pieces can be arranged the right way to make a statement, or to make a space look smaller…or bigger. According to At Home Rewards(SM), a discount membership program offered by Adaptive Marketing LLC, you no longer have to sacrifice comfort because you live in a small, enclosed place. With a few visual tricks and some key elements, any room can appear bigger than it really is.

As AP9 AtHomeRewards reports, the key is to think ahead and make buying and decorating decisions with one thing in mind: to make the room (whether it’s a bedroom, a kitchen or a living room) appear more spacious and definitely more comfortable. To do so, there are three main elements to take into consideration: color, decoration and organization.

Here are some simple tips to follow for any small room of the house:

Color:

– Light hues will open up the space, and painting the walls white will definitely maximize that effect.

– Go monochromatic. If all white doesn’t work for your lifestyle, try painting the walls, trim and detailing in different shades of one color. Pick from off-white, beige, any pastel or neutral color.

– Match the color of the furniture with the color of the walls. Stay away from contrasting colors, especially in big pieces such as the sofa.

Decoration:

– Medium-size furniture pieces work better than a big, prominent one. Avoid having many small pieces scattered all over the room, and arrange furniture at an angle to add visual interest to the place.

– Track or recessed lighting works best for small spaces. Use a torchiere lamp to bounce light off the ceiling, and get rid of heavy drapery. Let the natural light come in as much as possible.

– Mirrors are also a great way to make a room feel and look bigger. A big wall mirror right in front of a window will reflect light and color; so will a collection of smaller ones, distributed along one wall.

Organization:

– Any small space — even a tiny closet — will look bigger if it’s clutter-free. Get rid of little furniture dispersed all over, and move around pieces that block the view and walkway space.

– Designers recommend getting pieces of furniture with open arms and legs, as well as small glass-top tables, so the light can filter through.

– Make the most out of the space with multifunctional furniture. Invest in good quality pieces such as drop-leaf or removable-leaf tables and ottomans for storage and sitting purposes, among others.

The Hard Facts on Hardwood Flooring

Confused about the difference between wood hardness ratings and real vs. manufactured wood flooring? If so, you’re not alone. And if you’re thinking about installing hardwood flooring in your home but can’t decide which style suits your budget and home design, here are a few basic facts you should know before going any further: 

Laminate Flooring – Laminate flooring isn’t real wood flooring even though, technically speaking, it is still composed of wood. However, it looks amazingly similar to real wood, is often less expensive than real hardwood flooring and is highly durable and resistant to abrasions, thus becoming a widely popular choice among homeowners today. 

Engineered Wood – Also referred to as “composite wood,” engineered wood consists of two layers of different material. An upper wood veneer is overlaid upon plywood to give the appearance of solid flooring. Because engineered wood is man-made, it is stronger than real wood and less apt to humidity warping. The downside is that when damaged, you cannot sand out scratches or dents – an advantage to real wood flooring. It also has a propensity for absorbing liquids when not treated with sealant.

Solid Hardwood Flooring– This is the real hardwood flooring – or 100% real wood flooring. Hardwood flooring comes finished or unfinished, which can affect the price – as unfinished varieties are less expensive. Unfinished wood also requires maintenance upon or before installation. It must be sanded, sealed – and possibly stained – before use. Another item to note is that rooms known for their dampness – bathrooms, for example – should not be outfitted with real wood. Long life is the typical advantage to real wood flooring, as it can be re-sanded and resealed numerous times.
