OLD TOWN HALLOWEEN HAUNT, PASADENA

Known as “Pasadena’s biggest and scariest”, this is one of the best Halloween events in the Los Angeles area, thanks to its unique underground setting. Located in the heart of Old Town Pasadena, this haunt  is situated in the basement of an old, historic commercial building. In fact, it is held in the oldest standing building in Old Town. Built in the 1880′s, the historic building was constructed over the site of an abandoned California Mission that was annexed when California was bought from Mexico. It is said that prisoners were kept in the catacombs of the old mission, the current underground site for the Old Town Haunt.

Haunted by numerous ghoulish ghosts and angry apparitions, the underground Old Town Pasadena haunt is more than extensive enough to give you your money’s worth.

The haunt is open for a toned down and less scary children’s matinee on the weekends.

PASADENA HUMANE SOCIETY: THE 12TH ANNUAL WIGGLE WAGGLE WALK

Roughly 2000 animal lovers will be joining together with their dogs at the Rose Bowl on Sunday, September 26, 2010 for the 12th Annual Wiggle Waggle Walk. Proceeds from the Walk will help provide nourishing food, shelter and veterinary care to the thousands of animals that come to the Pasadena Humane Society, as well as help these animals find loving forever homes. Registration is free. The Humane Society asks that registrants fundraise on behalf of the animals in their care. Every $25 raised helps care for a domestic animal at the shelter for one day. FHA LENDING THAT COULD IMPACT HOMEBUYERS

In 2009 the Federal Housing Administration (FHA) insured nearly 30% of the single-family mortgage market. More than 50% of first-time home buyers used FHA programs?

In today’s challenging credit climate, many home buyers and homeowners are turning to FHA for insurance, to purchase loans, and for refinancing options to get out of risky ARMs or subprime loans.  According to Jerome Nagy, senior regulatory policy representative at NAR, in order to replenish its dwindling reserves, FHA has implemented or proposed the following changes:

1.  Mortgage Insurance Premium (MIP)
FHA has increased the upfront MIP from 1.75% to 2.25% for borrowers while it awaits legislative authority to increase the annual premium. FHA stated it will decrease the upfront premium when they can increase the annual premium.

2.  Credit Score Changes
FHA has proposed that borrowers with a credit score below 580 be required to make at least a 10% down payment. The minimum down payment will remain at 3.5% for all other borrowers.

3.  Seller Concessions
FHA intends to propose a rule to decrease allowable seller concessions from 6% to 3%. NAR plans to argue against this decrease since closing costs differ greatly among states, and with fees on services (such as appraisals) increasing, seller concessions can be a vital part of closing the transaction.

4.  FHA Loan Limits
Current FHA loan limits are as high as $729,750 in high-cost areas, and are set to expire at the end of the year and revert to lower amounts, potentially putting a damper on a housing market rebound. A decrease of current limits would adversely affect 612 counties in 40 states and the District of Columbia, reports NAR, which is urging passage of legislation to make the loan limits permanent.

5.  Condominium Rules
FHA is delaying implementation of “Mortgagee Letter 2009-19” and making temporary enhancements to the policy instead, such as eliminating the owner-occupancy requirement for FHA condo mortgages and reducing the number of units sold prior to FHA’s endorsement of a unit from 50% to 30%.

The Pasadena-Foothills Association of REALTORS® (PFAR) Charitable Foundation presented scholarships totaling $14,000 last week to 14 local public high school students heading to college.  Scholarships were awarded based on several criteria including GPA, community involvement, extracurricular activities, need, personal attributes, leadership skills, and goals. 

“We normally present nine scholarships each year,” said Scholarship Committee Chairperson Lynnell Woodward. “But thanks to the generosity of two anonymous donations matched by Capital Group, we were able to select 14 winners this year.”

The difficult task of choosing just 14 winners from 60 applicants fell to PFAR Charitable Foundation’s Scholarship Committee:  Chairperson Lynnell Woodward, Chris Griffiths, Jennifer Kelly, Thomas Atamian and Kirk Dilbeck.

To finance annual scholarships and donations to local charities, PFAR Charitable Foundation hosts various events throughout year. Each fundraiser is planned by REALTOR® and Affiliate members who volunteer their time and expertise. Upcoming events include Wine Tasting on June 24, Inaugural Marathon Golf on June 30, A Taste of Old Pasadena on September 21, Bingo Night on November 5, and Wreath Auction on December 4.

Held on the second Sunday of every month, the Rose Bowl Flea Market in Pasadena is the largest swap meet in California. Such a wide diversity of items can be found at the Rose Bowl swap meet, attracting all walks of life to explore and shop for unique items that over 2,500 venders are selling.

Among over 20,000 buyers, you will observe fashionistas going through endless racks of vintage clothing, interior designers that find value in irreplaceable antiques, and collectors looking for nostalgic objects of the past.

The flea market is sectioned off into three areas. The first section starting from the entrance is vendors selling brand new items, the second is all antique furniture and collector’s items, and the third is an entire parking lot of vendors selling vintage clothing.

pasadena animal sheltersEstablished in 1903, the Pasadena Humane Society & SPCA (Society for the Prevention of Cruelty to Animals) is a private, non-profit organization that is dedicated to protecting the welfare of all domestic and non-domestic animals in serving the cities of Pasadena, South Pasadena, San Marino, La Canada Flintridge, Sierra Madre, Arcadia and Glendale. The Pasadena Humane Society provides services that include animal control, investigation of animal neglect and cruelty, licensing for La Canada and Arcadia, adoptions, pet behavior training classes, and humane education.

Most people know the Pasadena Humane Society for its adoption services, which justifiably is not made to be an easy process for those looking to adopt a pet. PHS wants to ensure that each animal they take into their facilities will be placed into the best permanent homes and require steps that include an application, an interview regarding experience with animals, and a visitation with the potential animal to be adopted. With the current state of our economy and the upsurge of foreclosed homes in the residential communities there have been an increased number of pets being given up by owners affected by the market. The Humane Society has responded by strengthening their efforts and increasing their outreach programs for pet adoptions.

Just as notable as their adoption services is the work that the Humane Society does with animal control which includes cruelty investigation and prosecution, as well as wildlife assistance. Extending beyond the local communities, the Pasadena Humane Society has provided aid nationally for catastrophes and natural disasters in which domestic and wild animals lives are at risk.
